The booking includes bed linen and towels for all guests, as well as final cleaning of the property. The property is delivered completely clean, tidy, and ready for a comfortable and functional stay from day one.
– We offer 24-hour assistance throughout your stay. During the day we are available for any needs, and at night we attend to important emergencies to ensure your peace of mind.
– Check-in and check-out are done in person by our team, offering a complete introduction to the property, answering any questions, and personally handing over and collecting the keys.
– At the time of booking, the guest will receive access to an online platform where they can easily book activities, boats, bicycles, cars, restaurants, transport services and other complementary services, all integrated into the booking confirmation.
House rules and schedules.
– Check-in: from 4:00 pm.
– Check-out: until 10:00 a.m.
– Parties and events are not allowed.
– No pets allowed.
Note 1. Final cleaning fees are included in the rental price. This does not relieve the client of their obligation to care for the property during their stay. No charge will be applied to the deposit provided the property is used reasonably. Rubbish must be taken to the recycling point indicated by the property coordinator.
Note 2. In accordance with current regulations in the Balearic Islands, all tourist accommodations are required to charge guests aged 16 and over the age of 16 the Tourist Tax, which is subsequently paid to the Regional Authorities.
Note 3. Electricity consumption is not included in the accommodation price. The cost is €0.25 per kWh, payable upon departure. Meter readings will be taken both upon arrival and departure.
Note 4. In properties where an extra bed can be added, and always subject to availability, the cost will be €15 per person per day. Additionally, where possible, a protective fence for the pool can be added at a cost of €13 per linear meter. Please check availability.
Note 5. Check-in after 10:00 PM incurs an additional charge of €30, and after midnight, €50. However, self check-in with a welcome from staff is available the following day. When possible, late check-out is subject to availability and costs €90 until 1:00 PM and €160 until 4:00 PM.

We just had the most incredible time at Villa Xamanto with five couples, and honestly, it was a total blast! If you're looking for a spot in Mallorca for a big group, this is it.
First off, this stone villa is stunning. It's got that classic, rustic charm, but with all the modern comforts you need. The property is fenced in, which made it feel super private and safe, and there was so much space for everyone to spread out. We loved just chilling with those incredible mountain views in the background – talk about a scenic backdrop for a holiday! We spent most of our days lounging by the pool, swimming, and having some epic barbecues right there by the water. With plenty of room, it never felt crowded. And for some extra fun, having a pool table, darts and table tennis was brilliant – we had some pretty competitive tournaments going on! Xamanto truly delivered everything we wanted for a group trip. Thank you! |

The weather was also very good during our stay, so we were able to use the pool and play table tennis outside. Finally, the agency's service couldn't have been better Cisco was very helpful.

Wonderful stone villa set in the countryside outside of Alcudia. Very peaceful and with a wonderful garden and pool, perfect for soaking up some sun and relaxing while working on your tan. Our kids loved the ping pong table and playing in the pool ansee more

Our kids loved the ping pong table and playing in the pool and garden. We spent long lovely evenings barbecuing, but even visiting some restaurants that our hosts recommended to us on arrival. We also visited the nearby beaches of Alcudia and Pollensa bay, both really lovely. I highly recommend this accommodation.

Todo estaba limpio y bien cuidado, y la comunicación con el equipo fue siempre clara y profesional. La ubicación es ideal para descubrir el norte de Mallorca: visitar el Faro de Formentor, hacer rutas por la Serra de Tramuntana, descubrir calas como Cala Sant Vicenç o incluso hacer salidas en barco por la costa. Hubo algún detalle menor que podría mejorarse, pero nada que afectara a lo bien que lo pasamos. En general, una experiencia de 10.
